Flooring decisions in Southwest Florida come with a few extra considerations that homeowners in drier climates don’t have to think about — humidity, sand, saltwater exposure, and the occasional flood risk near the coast.
Luxury Vinyl Plank (LVP)
LVP has become the go-to choice for a reason: it’s fully waterproof, holds up to sand and foot traffic, and mimics wood or stone convincingly at a fraction of the cost and maintenance.
Tile
Still the standard for bathrooms, laundry rooms, and entryways. Porcelain tile in particular resists moisture completely and can handle the grit that inevitably gets tracked in from outside.
Engineered Hardwood
If you want the look of real wood, engineered hardwood is far more dimensionally stable in humidity than solid hardwood, which can expand, contract, and cup over time in our climate.
What to Avoid
Solid hardwood in ground-floor coastal homes and carpet in high-moisture areas both tend to cause problems down the line — we typically steer clients away from these unless there’s a specific reason they’re needed.
